Vista Azul is the mixed pocket at Cabo del Sol: single-family homes, homesites and at least one condominium trade under the name, across twenty listings in five years.
Six home closings from $1.15M to $2.90M, two of them in the last twenty-four months at $2.15M and $2.40M, and one active at $4.00M β a long way above the closed record, so treat it as an asking position rather than a comparable. Three homesites have closed between $800,000 and $1.35 million, two of those recently. Houses run roughly 5,100 to 7,480 sq ft, median about 5,830.

One property breaks the pattern. The same house, listed twice, carries structured annual dues of $49,000 β ten to twenty times every comparable Vista Azul figure. It may be a data-entry error, a peso figure, or a genuinely different arrangement. We have not resolved it and we will not average it away.
The Cove Club β and who is shut out of it
The most important thing to understand at Cabo del Sol, and it is nowhere published. Being inside the Cove Club gates does not make you eligible for Cove Club membership. Remarks on Las Colinas, Las Posadas, Brisas and El PeΓ±Γ³n listings say owners "are not permitted to join". Membership is a separate purchase, subject to club approval and screening. Only the Park Hyatt branded residences are marketed with Cove Club access.

One live change: remarks state the Desert Course may transition to a private golf experience, and two 2025β26 listings already call it "soon-to-be-private".
