How the Cabo del Sol Communities Differ
Cabo del Sol has been established a long time and inventory within it is limited, so homes come to market less often than in newer parts of the corridor. What any individual property has sold for is a question for recorded closings in that section rather than a general figure, and it is worth asking for those before you settle on one.

Cabo del Sol is a master-planned community in Los Cabos. Eighteen hundred acres, a rare swimmable beach, and the most brand-dense master community on the corridor β Four Seasons, Park Hyatt, Soho House and a private Nicklaus course, all inside one gate. Assessments run about $20 a year as of 9 September 2026.

Founded in 1985 by Don Koll and Robert Addison Day on an 1,800-acre parcel at Km 10.3, Cabo del Sol built its Nicklaus course in 1994, its Weiskopf course in 2001, and two hotels in 1999. For twenty years it was a well-regarded corridor golf community with two publicly accessible courses.
Then three things happened at once. The best course was taken private as The Cove Club. Four hotel brands were layered on β Four Seasons opened in 2024, Park Hyatt in December 2025, with Soho House pending, alongside the legacy Hacienda del Mar and Grand Fiesta Americana. And Γnima Village was built to give the community a town centre.
Ownership itself changed in September 2025, when Oakmont Corporation transferred 51% to RLH Properties.
The result is genuinely exceptional β and genuinely two-tiered. The legacy neighbourhoods and the new Cove Club product sit behind the same gates but do not have the same rights. That distinction is the single most important thing in this guide.
Cabo del Sol sits at Km 10.3, on the Cabo San Lucas half of the corridor β about fifteen minutes to Cabo San Lucas, fifteen to San JosΓ© del Cabo and around thirty to the airport.
Since December 2025 it has had its own retail centre. Γnima Village is an open-air village with shops, dining, the Arte Abierto gallery and botanical gardens, with a second phase of luxury retail announced for later in 2026. Day-to-day errands no longer require leaving the gates.

The Nicklaus layout β the famous one, the "Pebble Beach of Baja" β is the one that went private, and it was reworked in 2022 with a new range, cart paths, resurfaced back-nine greens, new irrigation and three new holes. The Weiskopf layout is the one that stayed open, and it received a $20 million-plus Fry/Straka rebuild with a new clubhouse, an agronomic overhaul and five new holes. It now plays 7,049 yards, par 72.
No green fees or membership pricing are published by either the community or the resort.
Most of the Tourist Corridor is not safe for swimming. Cabo del Sol is one of the short list of exceptions, and both the Four Seasons and the Cove Club describe it in exactly those terms β a rare swimmable beach on the Sea of Cortez, with a protected cove, tide pools and snorkelling.
That word "rare" is doing real work. It is a scarcity claim about the corridor and it happens to be true. Conditions still vary seasonally and nothing here is lifeguarded, but this is a genuine, durable advantage over most of Cabo del Sol's neighbours.
